Home Sales Index Reaches Record Low

An index that forecasts near-term home sales fell in August to a record low as would-be homebuyers had difficulty getting mortgages. Economists said the housing market's woes show no sign of improving soon.
The National Association of Realtors said Tuesday its seasonally adjusted index of pending sales for existing homes fell 6.5 percent from July and 21.5 percent from a year ago.
The pending home sales index has done a farily good job of predicting sales levels over the following two months said Joshua Shapiro, chief U.S. economist with MFR Inc. in New York.
Shapiro and other analysts expect prices to fall further before home sales rebound. Developers are already making big price cuts to move unsold new homes, but existing homeowners are more reluctant to do so. "We haven't reached bottom yet," Shapiro said.
August's reading of 85.5 was below analysts' expectations and the lowest ever for the index, which started in January 2001. An index reading of 100 is equal to the average level of sales activity in 2001.
With defaults rising among borrowers with weak credit, lenders in August backed off from all but the safest mortgages.

Accredited Home Lenders (NASDAQ: LEND - News), Merrill Lynch (NYSE: MER - News) and Bear Stearns (NYSE: BSC - News): Cramer says subprime lenders are dong well now, because there are no worries over credit losses. LEND has not fallen because subprime lending is in trouble, but because MER and BSC have entered into the game: "It's a margin-shred story," remarked Cramer.
Devon (NYSE: DVN - News), Ultra Petroleum (AMEX: UPL - News), Core Labs (NYSE: CLB - News), Total (NYSE: TOT - News), BP (NYSE: BP - News) and Duke (NYSE: DUK - News): Cramer likes UPL, CLB and DVN and called Devon's recent downgrade "criminal." He added, "If Devon stays here, it wil be bought by a European major," like Total or BP. Cramer said that Duke Energy is a "nice solid utility that grows."

Jim Cramer's Stop Trading

eBay (NASDAQ: EBAY - News) Apple (Other OTC: APPL.PK - News): Cramer says that eBay is going to $40 and likes the fact that it is planning to charge Skype users for internet calls. He adds: "eBay has gone from being a loved stock to being one people have forgotten about." Cramer thinks that the iPod will bring Apple from $88 to $120.
Accredited Home (NASDAQ: LEND - News): Cramer thinks that worries about the subprime lending business are overstated and that even a crisis would lead to interest rate cuts. He likes LEND because it is seeing an increase in mortgage applications. "They'll have a tough time for many months," Cramer said, but "they have a good model."
